Real Estate Senior Specialist
We are looking for a Real Estate Specialist to join our Corporate Function Finance division in Unit Corporate Function Real Estate located in Sesto San Giovanni. In this role you will Country Real Estate Manager in the specific field of Property Management of the real estate country level.
Tasks
In this role your main tasks will be to develop and implement measures to achieve cost-effective improvements in real estate assets, to support operations, increase business satisfaction and ensure compliance with all policies and regulations. You will direct the development of goals, objectives and plans for the real estate assets. You will oversee operations and compliance with company policies and procedures and with local codes and regulations.
On your daily basis you will review proposed lease agreement and commences lease negotiation. You will identify potential administrative/business liabilities and takes action to mitigate these. You will coordinate as necessary with Legal when reviewing and negotiating lease terms as well as administer the leased and owned portfolio, propose timely renegotiations and extensions based on market situation.
You will ensure compliance to lease obligations and manage space utilization according Workplace 2020 policy, efficient allocation and administration of space use in occupied buildings. Your daily tasks include evaluation of layout of workspaces for maximum effectiveness working with structured consultants.
In this role you will be consolidating dispersed locations with co-location concepts, eliminating vacancies with flexible subleases. You will support in developing the strategic plans and the real estate master plan. In addition you will obtain information from various sources such as managers and business partners, estimate requirements considering projected utilization, function, performance, costs and safety to assist management in reaching a conclusion.
Your daily tasks include continuous check of the overall portfolio compliance to regulations/certifications/laws (i.e.: liability for premises, fire prevention), definition and progress of mid-long-term Capex to refurbish / improve Real Estate portfolio, supporting the development and realization of investment strategies
Requirements
You hold a degree in Civil/Real Estate/Business engineering or architecture degree or Economic Studies supported by strong experience in Real Estate field. You have at least 6-7 years of experience of Corporate Real Estate Property Management. Knowledge of Italian laws with reference to Real Estate (i.e.: lease contracting; purchase/sale; lease contracts) is required. You have good knowledge of MS Office (Excel, Word, PowerPoint) and AutoCAD as well as very good knowledge of English, both written and spoken. Attitude to dialogue, communication skills and willingness to travel will complete your profile.
